What Documents Are Required When Applying for a Mortgage in Canada?

Applying for a mortgage is an exciting step toward homeownership, but gathering the required documents can seem daunting. The good news? Knowing what you need in advance makes the process much smoother and faster. Let’s walk through the key documents you’ll need when applying for a mortgage in Canada.

Applying for a Canadian Mortgage Requires:

Proof Of Identity

Lenders need to verify your identity. You’ll typically be asked for:

  •  A valid government-issued ID (e.g., passport or driver’s license)
  •  Social Insurance Number (SIN)

Proof of Income

Your income plays a significant role in determining how much you can borrow. The lender will need documentation to confirm your employment and income level:

Employed Applicants: Provide recent pay stubs, a letter of employment from your employer, and your T4 slips from the past two years.

Self-Employed Applicants: This may require additional documentation such as financial statements, personal and business tax returns for the past two years, and notices of assessment (NOA) from the Canada Revenue Agency.  Any outstanding CRA debts from the most recently completed tax year must be paid in full.

Proof of Down Payment

Lenders need to ensure you have the required down payment for the mortgage. Documents for this can include:

  • Bank statements from the last 90 days
  • Gift letters if any part of your down payment is a gift from a family member
  • Confirmation of the sale of another property (if applicable)

– Your bank statements are reviewed primarily to confirm any large deposits over the past 90 days.  Additional information may be required.  If possible, avoid excessive financial transfers between accounts or any “cash” deposits.

Credit History

Your credit score and report are key factors in mortgage approval. We will pull a credit bureau as a part of the pre-approval.  It is essential to keep your payments current and any revolving credit (credit cards, line of credit) below the limit at all times.

Debt Information

Any existing debts will factor into your pre-approval.  Generally speaking, fixed payment loans are factored in as your actual payment. Any unsecured revolving credit is factored using 3% of your balance as a monthly payment.  Student loans not in repayment and mortgages on existing properties may be treated differently on a case-by-case basis.

Property Details

When purchasing a specific property, you’ll need:

  •  The MLS listing of the property
  •  The purchase agreement
  •  Information on property taxes and condo fees (if applicable)
  •  Property condition disclosure statement

Your REALTOR® will typically send this to us directly.

Other Documents

Depending on your situation, additional documentation may be required. For instance:

  • If you’re new to Canada, you might need proof of residency status or employment history.
  • If you’ve gone through a divorce or separation, lenders may ask for your separation agreement or details of alimony or child support obligations.
